“eStep” stands for Electronic Step, which is part of the DLD’s smart services that handle property transactions online.

The “Portable Service” means that the service can be done remotely (outside the Trustee Office) using smart devices or through a mobile agent who can come to your location — for example, your home, Villa, office, or a developer’s sales center.

So instead of you going physically to the Real Estate Services Trustee Office to complete a property transaction (like transfer of ownership, mortgage registration, or cancellation), the portable service agent can come to you and complete everything electronically through the eStep system.

In short:
It’s a mobile version of the property transaction service.
It’s approved and managed by the Dubai Land Department.
It allows you to sign, verify, and register property transactions from anywhere.

This service allows applying for Sale and mortgage registration of all types (mortgage registration application/ usufruct mortgage registration application/ provisional mortgage registration application/ registration application of provisional mortgage registration / portfolio mortgage registration application) for a property in favor of the financing entity in order to guarantee the rights entailed on the property, whether it is a first or second degree mortgage.
